Maintenance
Remax Bay Islands is responsible for managing or directly providing all
maintenance to keep your property in top condition. This includes painting,
plumbing, electrical, appliances, pool, air conditioning, insect/pest
control, and grounds. Routine maintenance jobs are usually scheduled during
the low season so as not to interfere with rentals. Emergency repairs
are made immediately. If a tropical storm threatens the Bay Islands, Remax
Bay Islands will install your storm shutters and store outside furniture
in a safe place. After the storm passes, Remax Bay Islands will restore
the property to normal as soon as possible. We provide detailed reports
to owners on all work being done on their property so you are always informed
and never surprised.
Advertising / Promotion
Remax Property Management markets and promotes your property rental through
www.prestigeislands.com as well as various other web sites, magazines,
newspapers and vacation guides. In addition, Remax Bay Islands works closely
with several large vacation wholesalers and travel agents in the United
States, Canada, Europe and South America. We also leverage affiliate marketing
in slow periods to help improve both of our occupancy rates. Most importantly
we are active listeners and good communicators. Neither you nor our mutual
customers will wait to hear from us and any leads will be followed up
on.
Rentals
Under our Property Management Program, Remax Bay Islands Property Management
handles all of the administrative duties associated with renting your
property. This includes confirming reservations, meeting guests at the
airport upon arrival and escorting them to your property. Our staff is
also available to assist guests with requests for special services like
car rentals, finding a baby sitter, hiring a cook or chef, making reservations
for dining or booking local activities like diving or island tours. The
key to all of this is we are going to do everything we can to make sure
they enjoy their time at your property and book again early and often
to our mutual benefit.
Accounting
Remax Bay Islands Property Management Division, Accounting Department
is responsible for managing all income and expenses associated with each
of your properties under our Property Management Program. All rental deposits
and income are deposited in an escrow account until after the rental period.
Among other things, our Accounting Department can pay all local bills,
maintenance expenses and any staff you may have. At the end of the month,
a detailed owner's statement is sent to each property owner along with
the owner's share of the rental income less any expenses.

FAQ from Property Owners:
If something breaks in our home do you fix it as part of your monthly
fee?
If it breaks during a vacation rental from customer abuse we will withhold
the security deposit from the customer and fix it from those proceeds.
If it breaks on its own then we can get it fixed for you but you will
be charged for the cost of the repair. All receipts and documentation
will be provided to you. We believe that our local knowledge will be an
asset to you on these types of things. We know competent and reasonable
repair people, or if you have someone you prefer to work with we can do
that as well.
How often do you visit our home and inspect it?
We provide monthly reporting to you but will be at your home more often
than once a month. The exact amount of visits depends on your needs and
comfort level as well as the type of property. Our inspections include
both interior and exterior review. We have a detailed checklist individually
created with the homeowner for each property.
How do you pay our local bills?
Upon signing on with Remax Bay Islands we will do a detailed review of
your property expenses with you. Together we can then establish the cash
flow needs of your property. From that you have some options. You can
either deposit with us some working capital for your property, or we can
bill your credit card as needed and or directed. From this point we pay
your bills (taxes, RECO, gardeners, etc.) as needed on the island.
What kind of reporting will I get and when?
We utilize Resort Management Systems property management software. The
technology provides accurate reservation information, detailed owner statements
and control financial data. We provide these complete owners statement
on a monthly basis emailed directly to you. This statement shows rental
income, commissions paid and local expenses in an easy to read format.
How do you market our property?
Our marketing plan is multi channel and extensive. We have invested in
optimized web sites, affiliate marketing programs and local marketing.
The cornerstone is our ability to market via the web. Some of the sites
your property will be available on have over 80,000 unique visitors a
month for example. Most importantly we have the infrastructure and people
to make sure our mutual clients are well served and will want to return
and tell their friends.
What other projects/problems or services can you help us with?
We are open to help you in any way we can. We are on the island and have
local knowledge and resources to help you with lots of things? If you
need something let us know what it is so we can try to help you or point
you in the right direction. For some examples we have been contracted
to oversee general contractors for home remodels, construction and additions.
We have arranged to get cars repaired. Done home inspections for new property
purchases. Shopped for electronics and home furnishings. Helped customers
with customs and shipping, just to name a few.
